If you’re thinking of having work done to your home that will require structural changes or extensive alterations, chances are you will need building regulations approval before you proceed.


You must check if you need building regulation approval before you construct or change buildings in anyway. Failure to do so can result in your local authority prosecuting and/or issuing a fine. Without approval you will not have the certificates of compliance you need when you want to sell your home. We can advise if building regulation approval is required and work with you and your builders to issue this.

What Are Building Regulations?

Building regulations set standards for the design and construction of buildings to ensure its safety. They are separate from planning permission. Building regulations are a legal requirement and help ensure that new buildings, conversions, renovations and extensions (domestic or commercial) are going to be safe, healthy, accessible and energy efficient. Building regulations also set standards for drains, ventilation, protection against water and contamination.

Why do I need it?

As the property owner you are legally responsible for ensuring structural or alteration work complies with building standards. If you carry out work without ensuring it complies with building regulation standards, you could be asked to remove or alter the construction. Your local authority can also issue penalty fines. At CAD Architecture, we are a private firm who can work with you and your builder in helping you obtain a building regulations certificate at completion. Your certificate confirms that the building work complies with the local authority regulatory standards. Without a certificate you may experience difficulties if you choose to sell your home at a later date.
